How to Prep a Listing for Photos (Seller Checklist)
Great listing photos start before the photographer arrives. The homes that photograph best are the ones that are clean, bright, and clutter-free. Use this checklist with your sellers a day or two before the shoot, it makes a noticeable difference in the final images (and in how quickly the home sells).
Everywhere in the home
- Turn on every light and replace any burned-out bulbs.
- Open blinds and curtains to let in natural light.
- Remove clutter from countertops, tables, and floors.
- Hide cords, chargers, remotes, and trash cans.
- Take down personal photos and very personal decor.
Kitchen
- Clear the counters, leave one or two tasteful items at most.
- Remove fridge magnets, papers, and dish racks.
- Hide soap bottles, sponges, and towels.
Bathrooms
- Clear the counters and put away toiletries.
- Fresh, matching towels hung neatly.
- Close the toilet lid and tuck away the trash can.
Bedrooms
- Make the beds with clean, smooth bedding.
- Clear nightstands down to a lamp and maybe one small item.
- Tidy the closets, buyers will peek.
Outside
- Mow, trim, and clear the driveway and walkways.
- Put away hoses, toys, and trash bins.
- Add a clean doormat and a tidy entry.
A few pro tips
- For drone and aerial, clear the pool, patio, and driveway so the property reads clean from above.
